What is an annual boiler service?
An annual boiler service is a planned, once a year visit where an engineer inspects, tests and cleans your boiler to the manufacturer's instructions. On a gas boiler service, that engineer must be on the Gas Safe Register. The aim is to catch wear, poor combustion and small leaks before they turn into a breakdown or a carbon monoxide risk.
Gas Safe Register separates a gas safety check from a service. A safety check confirms the appliance is set up so gas burns correctly, is stable and properly connected, has a suitable air supply, has working safety devices and has a flue that works. A service includes all of that plus deeper tests from the manufacturer's instructions, including analysis of the combustion gases and a check of the boiler's condition, such as signs of heat distress, the state of seals and gaskets and how clean the heat exchanger is.

What does a boiler service include?
A boiler service includes a visual inspection, a flue gas test with an analyser, an inside inspection and clean of the main parts, water and pressure checks and a written record. The exact list comes from your boiler's installation and servicing manual, but a typical gas boiler service follows these steps:
- Questions and paperwork. The engineer asks about any faults, noises or codes and looks at the last service record, usually in the Benchmark checklist at the back of the installation manual.
- Visual checks. They look at the boiler, gas pipework, condensate pipe, flue route and flue terminal outside, and check any ventilation the boiler needs is clear.
- Flue and combustion testing. With the boiler running, they use an electronic flue gas analyser to measure carbon monoxide (CO), carbon dioxide (CO2) and the CO/CO2 ratio. The Worcester Bosch Greenstar 4000 manual, for example, requires calibrated equipment to BS 7967, tests at maximum and minimum output, and a flue integrity check where the air intake should read at least 20.6% oxygen and under 0.2% CO2.
- Gas pressure and gas rate. They check the working gas pressure and that the boiler burns the right amount of gas for its rating.
- Inside the case. With the power and gas isolated, they remove the sealed front case and inspect the burner, heat exchanger, ignition and flame sensing electrodes, fan and seals, cleaning or replacing parts as needed.
- Condensate trap. On a condensing boiler, they clean the trap inside the boiler so it cannot block and lock the boiler out.
- Water side checks. They check system pressure, the expansion vessel charge, the pressure relief valve and, where fitted, clean the magnetic filter.
- Safety devices and controls. They confirm the boiler shuts down safely and responds to the thermostat and timer.
- Reassembly and retest. They refit the case, check for gas leaks at any joint they disturbed, test again and fill in the service record.
The sealed case on a gas boiler forms part of the combustion circuit. Only a Gas Safe registered engineer should remove it. Never take the case off yourself to clean or look at parts between services.
An example manufacturer checklist
Manufacturers set out their own list. The Vaillant ecoTEC plus installation and maintenance instructions include these inspection and maintenance tasks, among others:

How often should you service your boiler?
You should service your boiler once a year. Gas Safe Register recommends an annual safety check and service for any gas appliance unless the manufacturer's guidelines say otherwise, and Ideal, Worcester Bosch, Vaillant and Baxi all ask for yearly servicing in their guarantee terms or advice.
A few timing points help:
- Keep to roughly the same month each year. Guarantee terms usually say annually, so letting it slip to 14 or 15 months risks a dispute if you later need a repair.
- Book outside the busy season if you can. Late spring and summer are quieter, and a fault found then will not leave you without heating in a cold snap.
- Service a new boiler within its first year. The clock for the guarantee starts at installation.

Is a boiler service a legal requirement?
No, a boiler service is not a legal requirement for homeowners. You are free to decide how often your own boiler is serviced, although Gas Safe Register and the manufacturers recommend doing it yearly.
Landlords are different. Under regulation 36 of the Gas Safety (Installation and Use) Regulations 1998, landlords must have every gas appliance and flue they provide checked for safety at intervals of no more than 12 months, keep the record and give tenants a copy. HSE guidance also says landlords must have appliances maintained by a Gas Safe registered engineer, with regular annual maintenance as good practice. Does a boiler service affect the warranty?
Yes. Missing the annual service gives a manufacturer grounds to reduce, limit or refuse a guarantee claim. The terms below come from each manufacturer's published guarantee terms or advice pages:

Terms change between models and years, so the version that applied when your boiler was fitted is the one that counts. Keep every service record, and make sure the engineer notes any filter clean, as some longer guarantees also depend on the magnetic filter being maintained.
How to get a good service
- Check the engineer. Ask to see the Gas Safe ID card and check the back lists the right categories of work for your appliance. You can check an engineer on the Gas Safe Register website or by calling 0800 408 5500.
- Ask what is included. A proper service includes a flue gas analysis and a look inside the case. A visit that only looks at the outside is closer to a safety check.

- Keep the paperwork. The engineer should complete the service record in your Benchmark checklist or give you a written report.
When to call an engineer between services
Do not wait for the next service if you notice any warning signs of an unsafe appliance. Gas Safe Register lists a floppy yellow flame instead of a crisp blue one, black or brown marks on or around the appliance, more condensation than usual on the windows, a pilot light that keeps going out, or an appliance that is not working properly. If your carbon monoxide alarm sounds, or you get headaches, dizziness or nausea that ease when you go outside, turn the boiler off, open doors and windows, get everyone out and call the National Gas Emergency Service on 0800 111 999.
